It depends on your financial situation and the markets involved. Selling first gives you certainty about your equity and eliminates the risk of carrying two mortgages — but in competitive destination markets, it may mean renting temporarily. Buying first (with a bridge loan or contingency) lets you close on the new home before listing — but carries financial risk if your current home takes time to sell. Our mortgage team maps out both scenarios with actual numbers so you can make an informed decision before committing to either path.
Can I get pre-approved for a mortgage in the new market before my current home sells? +
Yes — in most cases. Lenders evaluate your income and debt load including your current mortgage. If your qualifying ratios support carrying both payments temporarily, you can be pre-approved for the new purchase before the old home sells. If your current mortgage payment pushes your DTI too high, a bridge loan or contingency offer may be the better path.
